​Erik Hagstrom is a Los Angeles based commercial real estate development professional
​
He currently leads the real estate department and project management staff of the Southern California division of the nation’s largest non-profit charter school management organization, overseeing a portfolio of 19 owned & operated properties.
Working with brokers to identify existing commercial properties, raw land, and urban infill sites, Erik sources property acquisition opportunities for new developments. He then manages the due diligence, schematic project design, and development budget feasibility analysis to close all property and land acquisitions.
This process entails the detailed review of ALTA & utility surveys and associated title reports, assessing any risks identified in environmental and geotechnical investigations, plus interpreting local zoning restrictions and development standards.
Erik works closely with design professionals and consultants (architects & engineers, transportation experts, CEQA planners & land use attorneys) to procure the required ministerial entitlements, discretionary Conditional Use Permits (CUP), and building permit approvals from the local authority having jurisdiction (AHJ), city planners, and elected or appointed officials.
Over the past two decades, Erik has managed the contract bidding & construction of dozens of noteworthy new ground-up developments and tenant improvement projects.
Erik has extensive experience modeling development proformas & property valuations to underwrite new construction loans and acquisition financing. He has also negotiated and executed commercial leases and sale-leaseback deals for over a quarter million square feet of rentable space as both a landlord and tenant’s representative.
Erik obtained a Master of Business Administration from the Marshall School of Business at the University of Southern California, focused on real estate & finance, after completing his Bachelor of Arts in Architecture from the College of Environmental Design at the University of California, Berkeley.
